All reservations must be secured by an adult, age 21 or over, with a credit card (VISA, MasterCard, Discover or American Express). A non-refundable deposit of 20% will be processed on all reservations requested and applied towards the balance. The balance for 1- and 2-bedroom cabins will be processed 14 days prior to arrival.

A two-night minimum stay is required on all reservations. A three-night minimum stay is required during holidays, summer weekends, and breaks such as Spring/Fall Break. One night stays will be considered on a case-by-case basis only. There is an up charge added to the rate for all pre-approved one-night stays.
Same day arrivals MUST be confirmed by telephone/email for approval. Access to cabins is NOT guaranteed on same day arrival without TELEPHONE/EMAIL APPROVAL.

If you notice the lights in a bathroom or any specific location in the cabin are not working, but the lights in the rest of the cabin are working, a GFI switch most likely need to be reset. On a normal electrical outlet (like where a curling iron or hair dryer is plugged in) there are 2 small buttons between the plugs. Often simply pressing the “Reset” button will solve the problem. If not, give us a call.
This cabin is privately owned, and the amenities are provided by the owner of the cabin. Sometimes things are broken or changer without your knowledge. The amenities listed is subjected to change anytime at the discretion of the cabin owner.
Cabin owners will add small appliances at their discretion. If small appliances go out, we do not keep a supply on hand, therefore if something stops working, we may not be able to replace it during your stay.
Please double check and check again for belongings you may have forgotten in the cabin. In event you forget something, we will ship it to you for a flat fee. We cannot and will not ship firearms to individuals. A $25 shipping/handling fee, or actual shipping fees if higher, will apply if you request us to pack and ship your items that are left behind.
You may notice there are locked closets or cabinets in the cabin. The locked closets are for the owner’s private use. Please be respectful of the owner’s privacy and do not try to “Break In” to these locked closets. In the event a lock is tampered with or opened, a $500 fee will be applied to the credit card we have on file.
Propane grills at the property are to be turned off and covered after every use. DO NOT use wood to build a fire in the grill, especially a gas grill! Make sure that the propane tank is closed before leaving the cabin.
A non-refundable $25 pet fee/per stay will be applied on all reservations which allow pets. The maximum number of pets allowed per cabin is two. Please bathe, brush, and treat for fleas before stay. Pets are not allowed to be on the furniture, beds, and you must crate them when you are away from your cabin. Remember, this will be a new place for your pets, and they may not behave the way they usually do at home. Excessive pet hair, urine, or stains will result in an additional $150 cleaning charge to be processed on your credit card upon your departure. Scratch marks or any other pet damage will be repaired, and the cost will be processed on your credit card. If you are in a pet friendly cabin, do not allow your pet to roam free and disturb the other cabin guests. We love animals but some people do not. Do not leave animals unattended in the cabin unless they are crated. Excessive cleaning due to pets may result in additional cleaning fees.
Our office is not open 24 hours a day. However, if you have a maintenance issue please call or text 580-745-4222.
DO NOT TAKE FIREWOOD FROM ANOTHER CABIN. If you wish to purchase firewood, please call 580-745-4222. Firewood and s’mores bundles are available to purchase at the time of booking or with a 24-hour notice. Additions made during your stay may not be guaranteed for same day delivery. Refund cannot be issued for unused firewood. Please not that it is against the law to leave campfires unattended. During times of high fire danger, we will notify guests with signage inside of the cabin. These will tell you of outside fire bans imposed by the state. Pre-purchase firewood and s’mores will be refunded during state issued burn bans. The firewood is openly available, and you may pick it up when needed. Make sure to drop the asked amount the cash boxes tacked to trees.
Indoor fireplaces are turned off between May 1 – October 1 if they are electric. Please make sure the flu is open if you are in a cabin with a wood burning fireplace.
Housekeeping is not provided during your stay. Guests are responsible for cleaning during the stay. Cabins left excessively dirty will be charged an additional cleaning fee up to $500. Vomit is an AUTOMATIC $100 FEE charged to the credit card on file!
Services are provided as a convenience only and is not integral to the lease. No refund of rent shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regards to services.
Damaged or missing items will be charges to your credit card upon your departure. The cabin will be inspected and inventoried prior to your arrival and immediately following departure. Please do not rearrange the furniture in the cabin. Doing so may result in damages. An additional $100 charge will be processed on your credit card after your departure. If the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on the property, stained linens or furniture, furniture rearranged, etc.) Items broken or missing from the cabin will be charged to your credit card accordingly. Notify the office immediately upon discovery of damaged/missing items.
ATV, 4 wheelers, as well as any unlicensed off-road vehicles, are not legally permitted on the cabin property or on the county roads that lead to and from the cabins. This is enforced by local law enforcement officers with a minimum fine of $250 for violating this law. Information regarding areas may be found on our website.

We respect and are committed to protecting your privacy. We may collect identifiable information when you visit our site. We will not sell your personal information to anyone.
Due to the location of our cabin in forested areas, there is a change guest will encounter some type of wildlife, insects, or stray animals. Each property is professionally treated on a scheduled basis for pests, but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside the cabin. Do not feed animals you may see around the cabin or permit them to enter the cabin. Do not allow children to play with, pet, or feed stray animals. We are not responsible for medical bills resulting from injuries that are from encounters with wildlife or stray animals.
All outdoor activities involving certain inherent risk of injury up to and including death. Every effort will be made to secure and make sage all facilities under our management. Is it expressly understood and agreed that neither the owner, nor the management company of the said premises, shall be liable for any damaged or injury to guest, their guests or their families, or to any of their property from whatever cause arising from the occupancy or use of the premises by guest and their family and guest. It is our desire that these policies will help insure all your expectations are met during your stay and that all reservations are handled properly, and that our quality of service remains above reproach.
Please always supervise children around the hot tub. No diapers, soaps, creams, oils, bubbles, lotions, or food is allowed in the hot tub. Please shower before and after using the hot tub. Please leave the hot tub cover in place when not in use. The replacement cost for hot tub covers is $400. Please do not allow anyone to sit or stand on the hot tub covers.
If your hot tub was cleaned today, it will take several hours to reach its temperature setting. Pushing the buttons again and again will not cause it to heat or cool and faster. Cover removal instructions are posted on the hot tubs. Pressing the buttons in certain combinations changes the settings/filtration/cycles/modes/etc. Changes in these settings can cause the hot tub to overheat or to trip the breaker. If any of these things happen and we must make a trip to reset the hot tub, there will be a $20 trip charge to your guest account.
Please explain to the other guests in your party and children that pushing the buttons will cause the hot tub to shut down. You hot tub settings are checked before your arrival. If we find bottles, cups, food, diapers, etc. in the hot tubs, there will be a minimum fee of $50.
Please do not be alarmed if the jets are to come on randomly in the hot tub. When the water temperature changes the jets will come on to circulate the water. Also, towels are provided specifically for hot tub use. Please reframe from using the bath towels when using the hot tubs.
Do not turn the thermostat all the way up. It will cause the refrigerator to freeze up and will not work properly. If the freezer is working, the refrigerator should be working too. If you fit it full of food, it will take 24 hours to recover from the temperature change and may not appear to be working. Keeping the refrigerator doors closed will help it catch up and reach optimum cooling temperature faster.
Place all trash inside the outdoor receptacle and make sure to secure the lid tightly. Remember, you will be staying in the woods, full of animals that would love to play in the trash and make quite a mess with it!
Quiet hours are between 11:00 PM – 7:00 AM. Shooting guns, fireworks, or other explosives are not allowed on any of the cabin properties. Loud music is always prohibited. Noise complaints will be handled by local law enforcement. Penalties/fines/evictions without refund may occur.
Please do not leave trash in your cabin and remove all food from the refrigerator. Shut and lock all windows and doors. An additional fee of up to $500 will be charged on your credit card after your departure if the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, etc.) An automatic additional $100 fee will be charged for vomit. Items broken or missing from the cabin will be charged to your credit card accordingly.
This is a non-smoking cabin. If the cabin smells of smoke or there is any evidence of smoking inside the cabin, an additional cleaning fee of $200 per rental night will be processed on your credit card. An additional fee of up to $100 will be charged for littering the grounds with cigarette butts. Please dispose of them properly.
Overcrowding, violation quiet hour, and disruptive parties are not allowed. Violation of these policies subject property guests to immediate eviction from property without refund.
All cancellations must be made personally by telephone/email and then followed up with a cancellation confirmation email. The non-refundable deposit will be applied on all reservation requested. Weather conditions do not constitute an exception to the cancellation policies. If you cancel prior to your cabin being paid in full, you will forfeit your deposit. If you cancel after your cabin has been paid in full, you will forfeit your entire stay.
When you change your reservations by switching cabins or dates, you may be charged $25. Changes must be made prior to your cabin being paid in full. Changing cabins or dates cannot be honored once it is paid in full. Each of our cabins is privately owned, therefore, it is considered a cancellation for one owner’s cabin and a new reservation for another cabin owner.
Detailed driving directions will be included in your Pre-Arrival instructions that will be emailed to you two days prior to your stay at our cabins. Please screenshot/print these before departing on your vacation. 911 has mapped the area but GPS may or may not be reliable for all our cabin. Cellular service is not always reliable to access data once you are in the area.
Check in is after 4:00 PM. Check out is 11:00 AM or before. An additional charge may be processed on your credit card for every hour past the stated 11:00 AM check out or before the 4:00 PM check in. EARLY CHECK INS ARE NEVER GUARANTEED.
Prior to your arrival, an email will be sent which will provide detailed driving directions and a key code, or where the key is located. Please consult the cabin manual prior to calling. WIFI, satellite, and hot tub instruction are all provided in the cabin manual. Please notify us immediately upon discovery of missing/damaged items.
